This certified Passive House in the Blue Ridge neighborhood of Seattle is a home that actually generates energy for the grid. The extensive solar panels coupled with the super-tight building envelope make this home net-positive for energy consumption. The windows and doors are triple-paned so the home is also incredibly quiet for being in a dense neighborhood. Due to the steep slope and location of the lot, we had to get creative about managing the stormwater run-off. The solution was to install a 45,000-gallon cistern which is located under the front part of the house. It collects all of the water coming off the roof and the homeowners can water their gardens all summer long. This was the first residential water management system of its kind permitted in King county.
